Transparent Costs from UK Conveyancing Solicitors.
So much news in the press about what the Housing Minister maybe about to announce re the changes required to improve the house buying and selling process.
Sometimes it is the obvious that is overlooked.
We already have a great system for repossessed property where the Seller wants to know that they have obtained the best market price.
They do this by advising what the top bid is, both on the Sales Agent website and in the local newspaper. The Seller is at this stage inviting higher offers.
All Sellers could adopt this process if they want to to see if they can get any higher offers. Buyers who had put bids in could then decide openly how much they could raise their bid by.
Would this eliminate Gazumping?
Sounds as if it would significantly reduce the odds.
The Seller could have the choice between keeping a bid secret or openly asking for higher bids. The choice can be managed.
Buyers and Sellers as per their Mortgage market review explore what they can afford and at that point if they are selling they should find a Solicitor to manage their sale transaction. They can if they are buying use an estimated purchase price and get a combined sale and purchase conveyancing quote.
Bearing in mind forms have to be sent out and signed and returned and ID checks are put in place before conveyancing can begin.
If the Seller means business and they want to sell, then having a Solicitor appointed before offers are accepted sends the right message and provides time for the seller to compare the conveyancing market.
Their go to place is the Homebuyer Conveyancing website where they can compare Conveyancing Solicitors quotes with full knowledge that the quotes are accurate and that the Homebuyer conveyancing results can be filtered by cheapest, nearest and by Lender.
They can if required find an approved Mortgage Solicitor.
